The Integral Center for Construction and Real Estate (iCBI) deals with all aspects of real estate development and construction, starting with user requirements and values, through project development, construction, and operation of the property, to reuse.

Mission
The iCBI has evolved consistently from the Chair of Construction Process Management and Real Estate Development. The center's core areas of research and development are integral concepts of the real estate and construction value chain. The construction and real estate industry is characterized by a high degree of division of labor and thus by a high degree of fragmentation in the development, planning, construction, and operation of built structures, with the challenges that this entails. Therefore, the center's integral research and development work can make an explicit contribution to productivity development in real estate development and operational construction.
The cooperation in the integral Center for Construction and Real Estate examines and develops concrete and implementable aspects from a comprehensive perspective, in particular in the interaction between the main players in the real estate industry, real estate development as the client, and the construction industry as the contractor. The ultimate goal is to create sustainable and value-adding products and services for customers at all levels and in all areas.
Chair and professorship
The real estate and construction value chain is represented at iCBI by two professorships:
The Professorship of Real Estate Development deals with market mechanisms, development methods, and implementation models in this field. It provides a framework for real estate development, starting with the user and the utility value, through the development of real estate in building construction and civil engineering (infrastructure), to value-adding functional and property management. In addition to fundamental value creation, key topics include financing and the handling of legal issues.
The Chair of Construction Process Management focuses on the integrated, process-oriented implementation of construction projects as the core of every real estate project. Research topics here include the digitization of processes and process data streams (digital twins for production processes), the conceptual development of integrated construction processes into construction production systems, production planning and optimization, and technical (simulation, AI), social (lean management, Scrum), and legal aspects (contract management).
The two areas are closely linked in the real estate and construction value chain. The iCBI integrates these areas of activity in an integral manner, allowing competencies to be focused and expanded synergistically.
